Website encourages cheap energy use through discounted EPCs - 06/11/2008


Website smartlandlord.co.uk is encouraging UK landlords to pursue cheap energy rates by offering a 25 per cent discount on Energy Performance Certificates (EPCs).

The offer, which lasts until the end of November, is designed to help buy-to-let landlords avoid the £200 fine that will result from properties not securing an EPC. The certificates are now legally required to help prospective tenants find out the energy-efficiency level of any given property, which itself indicates the size of utility bills.

Keshav Thukaram, managing director of smartlandlord.co.uk, said: "The EPC gives you a good starting point for you to apply for grants to increase your property's energy efficiency, which in turn can help make your property more attractive to potential tenants."

EPCs must also be acquired for properties which have been converted in some way to change the number of rooms on offer, or if alterations have been made to features such as the hot water supply or air-conditioning.

Landlords have the opportunity to access cheap energy in the long term by utilising energy-efficient techniques.
